The short version

What is Main Line?

The Main Line is not a municipality, it is a corridor. It follows the old Pennsylvania Railroad route, now the Paoli/Thorndale Regional Rail line, out from the city line through four townships in three different counties: Lower Merion in Montgomery, Haverford and Radnor in Delaware, and Tredyffrin in Chester.

That matters practically, not just historically. The township you buy in determines your school district, your tax bill and your transfer tax rate, and those boundaries do not match the station names or the town names people use in conversation. Ardmore alone straddles two townships and two school districts.

What to know here

  • Walkability to the platform is priced inTwo similar houses a mile apart can differ meaningfully on how far you walk to Regional Rail. It holds value when the market cools, too.
  • District lines cut through townsLower Merion, Haverford, Radnor and Tredyffrin boundaries do not follow the town names. Ardmore and Wayne each sit in two districts. Verify by address.
  • Transfer tax varies by townshipLower Merion and Haverford Township are 2%. Radnor and Tredyffrin are 2.5%. On an $800,000 sale that is a $4,000 swing.

Where to look

Neighborhoods worth knowing

The places buyers ask about by name, and what each one is actually trading on.

Narberth

Its own borough inside Lower Merion, about a mile square, with a walkable downtown and its own civic identity. Lower Merion School District. Small, tight and rarely soft.

Ardmore

The commercial center of the eastern Main Line, with Suburban Square, the train and Lancaster Avenue. Worth knowing that Ardmore sits in both Lower Merion and Haverford Townships, which means two different school districts depending on the side of the line.

Bryn Mawr

The college, the hospital and one of the busier stations. Large stone houses on deep lots alongside apartments and condos near the village. Split between Lower Merion and Radnor Townships.

Haverford and Havertown

Haverford College sits on the line, but the bulk of Haverford Township is the dense, consistent twin-and-colonial market to the south with an 87% homeownership rate. The highest ownership rate of the four townships and the most approachable pricing.

Villanova and Radnor

Villanova University, the Radnor Township School District and the King of Prussia corridor within reach. The highest median home value of the four townships. Note Radnor's 2.5% transfer tax.

Wayne

Arguably the best downtown on the line, straddling Radnor and Tredyffrin, which again means two school districts. Historic stock in the borough core and larger properties north and west.

Gladwyne and Penn Valley

The high end of Lower Merion. Large lots, long driveways, no train station in Gladwyne itself. Buyers here are choosing land and district over walkability.

Devon, Berwyn and Tredyffrin

The Chester County end. Tredyffrin-Easttown School District, a mix of older stone and newer construction, and the Great Valley corporate corridor nearby. Tredyffrin also charges 2.5% transfer tax.

The character of the place

What living in Main Line is actually like

Walkability to the platform is the single most consistent premium on this corridor, and it is one of the few that holds up when the market cools. Two similar houses a mile apart can differ meaningfully on how far you walk to the train, and that gap does not close in a slow year.

The housing is old and the systems are old with it. Knob and tube wiring, buried oil tanks, slate roofs and stone foundations are all common. Use specialists for the inspection rather than relying on a generalist, particularly for the roof and the oil tank question.

Inventory is thin at every price point. A well-prepared house in a district people are targeting does not linger. Be fully pre-approved and genuinely able to tour the same week, or you will spend the year losing the houses you liked.

Getting around and getting settled

Commute, schools and work

The commute

The Paoli/Thorndale line is the spine, with stations at Overbrook, Merion, Narberth, Wynnewood, Ardmore, Haverford, Bryn Mawr, Rosemont, Villanova, Radnor, St. Davids, Wayne, Strafford, Devon, Berwyn, Daylesford and Paoli. Scheduled off-peak runs to Suburban Station are roughly twenty-eight minutes from Ardmore, thirty-two from Bryn Mawr, thirty-nine from Radnor and fifty-four from Paoli. Peak expresses are faster.

The Norristown High Speed Line also serves Radnor, Villanova and Bryn Mawr, connecting to 69th Street and the Market-Frankford Line, and the weekday-only Cynwyd Line serves Bala Cynwyd. By car, Lancaster Avenue runs the length of the corridor and the Schuylkill Expressway and Blue Route handle the rest.

Schools, healthcare and employers

Four townships, four school districts: Lower Merion School District, the School District of Haverford Township, Radnor Township School District and Tredyffrin-Easttown School District. These are the districts people relocate across county lines for, and the boundaries cut through towns rather than following them, so verify the district for the exact address every time.

Main Line Health is the dominant health system, operating Lankenau Medical Center in Wynnewood, Bryn Mawr Hospital, Paoli Hospital and Bryn Mawr Rehab. The corridor also carries an unusual density of higher education: Villanova, Bryn Mawr College, Haverford College, Saint Joseph's and Rosemont College.

Rail times are scheduled off-peak service to Suburban Station and are approximate. Weekday peak expresses run faster on the outer stations, so check the current SEPTA timetable for the station you care about. School district boundaries do not follow municipal lines; verify the district for a specific address before you rely on it.

Common questions

Main Line questions I get asked

What is the transfer tax on the Main Line?
It depends on the township, and the difference is real money. Lower Merion and Haverford Townships are 2% total. Radnor Township and Tredyffrin Township are both 2.5%. On an $800,000 sale that is a $4,000 difference, so it belongs on the net sheet before you list or offer.
Which school district will my address be in?
Verify it for the exact address, never by the town name. Ardmore sits in both Lower Merion and Haverford Townships. Bryn Mawr is split between Lower Merion and Radnor. Wayne straddles Radnor and Tredyffrin. The mailing address will not tell you the answer.
Is the Main Line one market or several?
Several. Median home value ranges from about $466,000 in Haverford Township to about $834,000 in Radnor Township, and the housing stock and buyer pools differ just as much. Anybody quoting you a single Main Line number is not being useful.
What goes wrong on inspections here?
Age. Knob and tube wiring, buried oil tanks, slate and tile roofs, stone foundations and original galvanized plumbing all show up regularly. Budget for specialist inspections, and treat the oil tank question as a specific line item rather than something the general inspector will catch.
How competitive is it right now?
Thin inventory is the persistent condition here rather than a seasonal one. The practical implication is readiness: full pre-approval, a clear sense of your district and price band, and the ability to see a house the week it lists. The buyers who win here are prepared, not lucky.
