The short version

What is Chesco?

Chester County is the wealthiest of the four collar counties by both median household income and median home value, and it has more post-2000 construction than any of them. That combination is what people are buying: newer systems, planned communities, and districts that pull buyers from outside the county entirely.

The cost is distance. Paoli is roughly fifty-four minutes to Suburban Station on scheduled off-peak service and the western half of the county is a genuine drive. For a lot of households that works because the job is in the Great Valley corridor or at Vanguard rather than downtown.

Where to look

Neighborhoods worth knowing

The places buyers ask about by name, and what each one is actually trading on.

West Chester

The county seat, a real walkable borough, West Chester University, and West Chester Area School District. Mix of historic borough housing and newer development in the surrounding townships. Consistently the most requested name in the county.

Phoenixville

The comeback story of the last fifteen years. Bridge Street, the brewery and restaurant scene, and housing that runs from Victorians to new townhomes. Phoenixville Area School District. Still cheaper than West Chester for a similar feel.

Malvern and the Great Valley

Great Valley School District, the corporate corridor along Route 202, and Paoli station within reach. Newer construction and HOA communities dominate. Note that Malvern Borough charges a higher transfer tax.

Downingtown

Downingtown Area School District, which is one of the two or three names that move buyers into this county. Amtrak Keystone service stops here as well as SEPTA. Mix of borough housing and large planned communities.

Exton

Built around the Route 30 and 100 interchange. Newer townhomes and singles, heavy retail, and both SEPTA and Amtrak service. A practical choice rather than a charming one, and priced like it.

Kennett Square

Southern end of the county, mushroom industry heritage, genuine small-town core and Unionville-Chadds Ford or Kennett Consolidated districts. Longer drive to everything, distinctive housing.

Tredyffrin and Berwyn

The Chester County end of the Main Line. Tredyffrin-Easttown School District, older stone housing and newer builds. Note the 2.5% transfer tax in Tredyffrin Township.

Coatesville

The value end of the county by a wide margin, with correspondingly thin comps. Worth knowing that the local transfer tax rose to 2.5% effective January 1, 2026, making the combined rate 3.5%, the highest in the county.

The character of the place

What living in Chesco is actually like

The newest housing stock in the region usually means fewer inspection surprises and a higher price per square foot. It also means HOAs. Read the resale certificate properly: fees, reserve balances and rental restrictions all matter, and the last one matters a great deal if you ever intend to rent the place out.

Outside the boroughs you are back to private well and on-lot septic, same as upper Bucks. Both need separate inspections. In the horse country townships in the west and south of the county, add easements and conservation restrictions to the list of things to read before you write.

Route 202 is the spine of the county's economy. The Great Valley corporate corridor, Vanguard in Malvern and the office parks around Exton are where a large share of the county works, which is why the Center City commute is less determinative here than in Delco or Montco.

Getting around and getting settled

Commute, schools and work

The commute

The Paoli/Thorndale line is effectively the county's only Regional Rail service, running through Paoli, Malvern, Exton, Whitford, Downingtown and Thorndale. Paoli is roughly fifty-four minutes to Suburban Station on scheduled off-peak service, and the outer stations are longer. Weekday peak expresses run faster.

Amtrak Keystone Service also stops at Paoli, Exton and Downingtown, which gives you a faster and more expensive option into 30th Street and onward to New York. Everything else is driving: Route 202, Route 30, Route 100 and the turnpike interchange at Downingtown.

Schools, healthcare and employers

Twelve school districts operate in the county. West Chester Area, Downingtown Area, Great Valley, Tredyffrin-Easttown and Unionville-Chadds Ford are the names that come up most in buyer conversations, and several of them draw households from outside the county.

The Vanguard Group in Malvern is the largest employer in the county by a wide margin, followed by Chester County Hospital, the county government, Main Line Health and West Chester University. QVC, Janssen, IQVIA and Siemens Medical round out the corporate base along the 202 corridor.

Rail times are scheduled off-peak service to Suburban Station and are approximate. Weekday peak expresses run faster on the outer stations, so check the current SEPTA timetable for the station you care about. School district boundaries do not follow municipal lines; verify the district for a specific address before you rely on it.

Common questions

Chesco questions I get asked

What is the transfer tax in Chester County?
Most of the county is 2% total, 1% state and 1% local. Three exceptions matter: Tredyffrin Township and Malvern Borough are 2.5%, and Coatesville rose to 3.5% effective January 1, 2026, which is the highest rate in the county. Confirm your specific municipality with the title company.
Is the commute into Philadelphia realistic?
It depends where you work. If your job is downtown, Paoli at roughly fifty-four minutes off-peak is the honest baseline and the western stations are longer. If your job is in the Great Valley corridor, at Vanguard or around Exton, the commute question largely goes away, and that is true for a lot of households here.
What do I need to check on an HOA community?
The resale certificate. Look at the monthly fee, the reserve balance, any pending special assessment, and the rental restrictions. A thin reserve means an assessment is coming even if nobody has voted on it yet, and a rental cap can eliminate your exit options.
Which districts pull buyers from outside the county?
West Chester Area, Downingtown Area, Great Valley and Tredyffrin-Easttown are the ones that come up when buyers are choosing a county rather than a town. Unionville-Chadds Ford serves a smaller and more rural southern pocket with its own following.
Is newer construction always the safer buy?
Usually fewer immediate surprises, yes. But newer does not mean no diligence. Builder warranty terms, stucco and EIFS history on late-1990s and 2000s homes, grading and drainage, and the HOA's financial condition all still need checking. Newer shifts the risk, it does not remove it.
