The short version
What is Buckco?
Bucks is long and narrow and splits cleanly in two. Lower Bucks, meaning Bensalem, Bristol and Levittown, is dense postwar housing at prices closer to Northeast Philadelphia. Upper Bucks, meaning Doylestown, Newtown, New Hope and the townships around them, is land, older stock and considerably more money.
The county has the highest homeownership rate of the four collar counties at nearly 78%, which tells you something about turnover. People buy here and stay, inventory is tight in the desirable districts, and a good house in Central Bucks or Council Rock does not wait long.

What to know here
- Lower and upper Bucks are different marketsBensalem and Levittown price nothing like Doylestown and New Hope. Never let a county-wide average anchor your expectations.
- Well and septic north of the turnpikeOutside the boroughs, expect private well and on-lot septic. Both need their own inspections, and septic replacement is a five-figure line item.
- Districts drive demandCouncil Rock, Central Bucks, and Pennsbury each carry their own buyer pool. The district is usually the first filter a family applies.
- Commute is the real tradeYou are buying square footage and land in exchange for drive time. Model the commute honestly before you fall for the lot size.
Where to look
Neighborhoods worth knowing
The places buyers ask about by name, and what each one is actually trading on.
Doylestown
The county seat, a genuine walkable borough, and Central Bucks School District. The Lansdale/Doylestown line ends here, though the ride is long at roughly eighty minutes off-peak. Priced accordingly and rarely soft.
Newtown
Council Rock School District, a historic borough core and newer development around it. One of the most consistently competitive submarkets in the county.
Yardley
Riverfront borough on the West Trenton line, Pennsbury School District, and a straightforward drive into New Jersey. Roughly an hour to Center City by train.
New Hope and Solebury
The top of the market. River town, arts and restaurant draw, and farmhouses on acreage in the surrounding township. New Hope-Solebury School District. Thin inventory, distinctive properties, slow but high-value turnover.
Langhorne and Middletown
Middle of the county in both geography and price. Neshaminy and Council Rock territory, St. Mary Medical Center, and easy access to both I-95 and the turnpike.
Levittown
The postwar development that gave the region its starter housing. Bristol Township and Pennsbury districts, very low entry price for the county, Trenton line access at about forty-six minutes.
Bensalem
Lower Bucks at its most accessible. Bensalem Township School District, Parx Casino as a major employer, and Trenton line stations. Investor interest is real here.
Warminster and Warrington
Centennial and Central Bucks districts, postwar and newer singles, and the Warminster line terminus at roughly an hour. A common landing spot for buyers priced out of Doylestown.
The character of the place
What living in Buckco is actually like
Outside the boroughs, expect private well and on-lot septic. Both need their own inspections separate from the general home inspection, and a failed septic is a five-figure line item that does not get discovered by a generalist walking the house.
The district is usually the first filter a buyer here applies. Central Bucks, Council Rock and Pennsbury each carry their own buyer pool and their own price behavior, and the boundaries do not follow the town names you see on listings.
The real trade in upper Bucks is square footage and land for drive time. An eighty-minute train from Doylestown or a forty-five minute drive on a good day is the price of the lot size. Model that honestly against your actual schedule before you fall for the house.
Getting around and getting settled
Commute, schools and work
The commute
Four Regional Rail lines serve the county. Trenton runs through Bensalem, Croydon, Bristol and Levittown at about forty-six minutes from Levittown. West Trenton covers Yardley, Langhorne and Woodbourne at about an hour from Yardley. Lansdale/Doylestown terminates in Doylestown at roughly eighty minutes off-peak, and Warminster runs about fifty-nine minutes.
Most of the county drives. I-95 along the river, the Pennsylvania Turnpike across the middle and Route 611 north to south carry the bulk of it. Lower Bucks also has straightforward access to Trenton and central New Jersey, which matters for households splitting the commute in two directions.
Schools, healthcare and employers
Thirteen school districts operate in the county. Central Bucks is the largest and is also the county's single largest employer. Council Rock, Pennsbury, Neshaminy, Quakertown Community and New Hope-Solebury round out the ones buyers ask about most.
Beyond the districts, the employment base leans on healthcare and retail: St. Luke's, Doylestown Hospital and St. Mary Medical Center, plus Giant, Walmart, Wawa, Woods Services and Parx Casino. Many upper Bucks households commute to Montgomery County or into the city rather than working locally.
Rail times are scheduled off-peak service to Suburban Station and are approximate. Weekday peak expresses run faster on the outer stations, so check the current SEPTA timetable for the station you care about. School district boundaries do not follow municipal lines; verify the district for a specific address before you rely on it.
